Code Violation Filing Service | Florida

$299

File code complaints without the blowback. Florida’s SB 60 requires a name on every code enforcement complaint, exposing you to public records requests and neighbor retaliation. With SNITCH, we file the official complaint under our company name. We become the complainant of record so you don’t have to.

  • Shielded Filing: Your name stays off the official agency record.
  • Pre-Submission Audit: We verify your claim to prevent technical rejections.
  • Status Tracking: We’ll keep you updated as your complaint is processed.

    Description

    How This Works

SNITCH acts as the complainant of record. We file your complaint with the correct local code enforcement agency under our own company name, and we never name you to the agency. The complaint is real and official. Your name just isn’t on it.

    1. File Your Report: Complete our secure form with the violation details and photos.
    2. Submission Review: We check your intake form for missing information—the number one reason complaints are delayed.
    3. Official Filing: We confirm the jurisdiction accepts agent-filed complaints, then file under SNITCH’s name.
    4. Track Progress: Receive automated notifications as the agency processes the complaint.

We are strictly an administrative filing service. We cannot interpret municipal codes, evaluate the legal merits of your complaint, or offer advisory judgments.

Why SNITCH Instead of Filing Yourself?

You always have the right to file directly with your city or county. But if you do, the form, your name, and the fact that you complained all become public record under Chapter 119.

    Direct Filing SNITCH
    Complainant of Record You SNITCH
    Public Records Exposure Full Insulated
    Pre-Submission Audit None Included

SNITCH stands between you and the public record. A records request to the agency returns our information, not yours. While a determined party analyzing a highly specific complaint might still guess the source, our service significantly reduces your exposure.

    FAQs

Will my neighbor find out it was me?

Your name will not appear on the official code enforcement complaint or in the public record. A Chapter 119 records request will return SNITCH as the complainant, not you. Note the limit on this protection: identity shielding covers the paperwork, not the surrounding context. If you submit a photo taken from your specific yard, or you have spent weeks in open disputes with a neighbor over the same issue, that neighbor may still infer the source. The redaction removes your name. It does not remove the inferences a reasonable person can draw from details you supply.

    Do you guarantee acton?

No. The guarantee covers filing, not outcome. We ensure your complaint reaches the correct agency, properly and lawfully submitted. After that, the decision belongs to local code enforcement. They may investigate, issue a warning, levy a fine, or dismiss the matter. Our function ends when the violation is on their desk without your name attached.

Is this legal under Florida’s SB 60?

Yes. SB 60 (2021) ended anonymous code complaints by requiring a verifiable name and address from the complainant. We satisfy that requirement directly. We do not file anonymously. We file under our own real, verifiable corporate name and address as the official complainant. Functionally, you act as a tipster to SNITCH, and SNITCH files the official grievance.

Compliance Note This service operates strictly within Florida law, including SB 60 (2021), which amended Chapter 162, Florida Statutes. SNITCH files as the named complainant of record. We don’t misrepresent the source of a complaint: we are the source of record. We are not a law firm and provide absolutely no legal advice.

What happens if the agency rejects the complaint?

A rejection for a correctable clerical reason, such as missing information or an incorrect parcel ID, triggers our Resubmission Guarantee. We fix the data and refile at no additional charge. Please review our refund policy.

What do you need from me to file?

Two things are required: the exact address of the violation and a clear, factual description of the issue, for example, “unlicensed vehicle parked on the grass for three weeks.” Photos are optional but raise the likelihood that code enforcement acts. One condition on photos: take them from public property or your own property. Do not trespass to obtain one.
