Neptune Beach code enforcement complaints

Beach-city desk. Not Jacksonville.

Inside city limits, Neptune Beach code complaints go to the City’s Code Enforcement in Planning & Community Development.

SNITCH is a private filing service, not the City. We file as complainant of record. Your name stays off the complaint.

Compliant with Florida SB 60.
Filed with Neptune Beach Code Enforcement under our name.

Fear of Retaliation

File direct with Neptune Beach Code Enforcement and Florida law puts your name and address on the complaint. That record is public under Chapter 119.

Who Handles It

Inside Neptune Beach: Neptune Beach Code Enforcement. The rest of Duval: the consolidated City of Jacksonville’s Municipal Code Compliance Division. The address decides.

Agent Filing Rules

We file under our name with the desk that owns the address. If that shop bounces a third-party complainant, that filing does not sit there.

How It Works

Address first. Neptune Beach or Jacksonville second. Then we file.
How This Works

"SNITCH cuts through red tape—handling your code complaints professionally, safely, and always in compliance with Florida law.
- Chaz Stevens, Chief Snitch

We file the real ones.
We reject the rest.

City code. Not a grudge.

Every submission is checked against the Neptune Beach code, including Chapter 8, Article III, Property Maintenance Code. Hearsay, neighbor wars, and junk filings do not go out. A false complaint is on the client.

Issues Neptune Beach highlights: property maintenance code, and beach and dune rules.

FL SB 60

Why It Matters

SB 60 DID NOT END NEPTUNE BEACH COMPLAINTS

Florida law requires a name and address before most code investigations start. File direct with Neptune Beach Code Enforcement and that name is public. SNITCH files as complainant of record.

Compliant filing. Our name on the paper.

See something. File it without becoming the file.

FAQS

Who handles code enforcement in Neptune Beach?

The City of Neptune Beach Code Enforcement, part of Planning & Community Development. Call (904) 270-2400.

Is Neptune Beach part of Jacksonville code enforcement?

No. Neptune Beach kept its own government when Jacksonville and Duval consolidated, so it handles its own code complaints. The rest of Duval goes to Jacksonville’s Municipal Code Compliance Division.

Can I have a short-term rental in Neptune Beach?

No. Short-term rentals (rented, leased or advertised for less than 28 days) are prohibited in all residential zoning districts under the Land Development Code.

Can I report a code violation in Neptune Beach anonymously?

Not to the city. Since July 2021, Florida law requires a complainant’s name and address before most code investigations. SNITCH is not anonymous either: we file under our own name as complainant of record, so yours stays off the complaint.

What happens if a violation is not fixed?

Unresolved Neptune Beach code cases go before a Special Magistrate.

Is my name on the complaint? What if a desk will not take an agent filing? Our FAQs answer both.
