Atlantic Beach code enforcement complaints

Beach-city desk. Not Jacksonville.

Inside city limits, Atlantic Beach code complaints go to the City’s Code Enforcement Division in the Neighborhoods Department.

SNITCH is a private filing service, not the City. We file as complainant of record. Your name stays off the complaint.

Compliant with Florida SB 60.
Filed with Atlantic Beach Code Enforcement under our name.

Fear of Retaliation

File direct with Atlantic Beach Code Enforcement and Florida law puts your name and address on the complaint. That record is public under Chapter 119.

Who Handles It

Inside Atlantic Beach: Atlantic Beach Code Enforcement. The rest of Duval: the consolidated City of Jacksonville’s Municipal Code Compliance Division. The address decides.

Agent Filing Rules

We file under our name with the desk that owns the address. If that shop bounces a third-party complainant, that filing does not sit there.

How It Works

Address first. Atlantic Beach or Jacksonville second. Then we file.
How This Works

"SNITCH cuts through red tape—handling your code complaints professionally, safely, and always in compliance with Florida law.
- Chaz Stevens, Chief Snitch

We file the real ones.
We reject the rest.

City code. Not a grudge.

Every submission is checked against the Atlantic Beach code, including Chapter 6, Article VIII, Property Maintenance Code. Hearsay, neighbor wars, and junk filings do not go out. A false complaint is on the client.

Issues Atlantic Beach highlights: unpermitted work under the Florida Building Code.

FL SB 60

Why It Matters

SB 60 DID NOT END ATLANTIC BEACH COMPLAINTS

Florida law requires a name and address before most code investigations start. File direct with Atlantic Beach Code Enforcement and that name is public. SNITCH files as complainant of record.

Compliant filing. Our name on the paper.

See something. File it without becoming the file.

FAQS

Who handles code enforcement in Atlantic Beach?

The City of Atlantic Beach Code Enforcement Division, part of the Neighborhoods Department. Call (904) 247-5855. Online, use Citizen Request Tracker. Email: codes@coab.us.

Is Atlantic Beach part of Jacksonville code enforcement?

No. Atlantic Beach kept its own government when Jacksonville and Duval consolidated, so it handles its own code complaints. The rest of Duval goes to Jacksonville’s Municipal Code Compliance Division.

Can I rent my Atlantic Beach home as a short-term rental?

No. Renting residential property for fewer than 90 consecutive days is prohibited in all residential zones, and violations are enforced by the Code Enforcement Division; report them to codes@coab.us.

Can I report a code violation in Atlantic Beach anonymously?

Not to the city. Since July 2021, Florida law requires a complainant’s name and address before most code investigations. SNITCH is not anonymous either: we file under our own name as complainant of record, so yours stays off the complaint.

What happens if a violation is not fixed?

Unresolved Atlantic Beach code cases go before a Special Magistrate. Hearings are held in the Commission Chamber, 800 Seminole Road, in January, March, May, July, September and November.

Is my name on the complaint? What if a desk will not take an agent filing? Our FAQs answer both.
