Which tier should I choose: Residential or Commercial?

Choose Residential ($299) if you are a homeowner or renter reporting standard neighborhood quality-of-life infractions (e.g., overgrown lawns, trash, debris, or unpermitted residential parking). Choose Commercial ($399) if the target is an income-generating entity or a complex operation (e.g., illegal short-term rentals/Airbnbs, unpermitted commercial construction, rogue businesses operating out of residential zones, or if you are an HOA or Property Manager protecting an asset).

Will my neighbor find out it was me?

Your name will not appear on the official code enforcement complaint or in the public record. A Chapter 119 records request will return SNITCH as the complainant, not you. Note the limit on this protection: identity shielding covers the paperwork, not the surrounding context. If you submit a photo taken from your specific yard, or you have spent weeks in open disputes with a neighbor over the same issue, that neighbor may still infer the source. The redaction removes your name. It does not remove the inferences a reasonable person can draw from details you supply.

Do you guarantee the city will act?

No. The guarantee covers filing, not outcome. We ensure your complaint reaches the correct agency, properly and lawfully submitted. After that, the decision belongs to local code enforcement. They may investigate, issue a warning, levy a fine, or dismiss the matter. Our function ends when the violation is on their desk without your name attached.

Is this legal under Florida’s SB 60?

Yes. SB 60 (2021) ended anonymous code complaints by requiring a verifiable name and address from the complainant. We satisfy that requirement directly. We do not file anonymously. We file under our own real, verifiable corporate name and address as the official complainant. Functionally, you act as a tipster to SNITCH, and SNITCH files the official grievance.

What do you need from me to file?

Two things are required: the exact address of the violation and a clear, factual description of the issue, for example, “unlicensed vehicle parked on the grass for three weeks.” Photos are optional but raise the likelihood that code enforcement acts. One condition on photos: take them from public property or your own property. Do not trespass to obtain one.
