Cocoa code enforcement complaints

City desk. Not Brevard County.

Inside city limits, Cocoa code complaints go to the City’s Code Enforcement Division in Community Services.

SNITCH is a private filing service, not the City. We file as complainant of record. Your name stays off the complaint.

Compliant with Florida SB 60.
Filed with Cocoa Code Enforcement under our name.

Fear of Retaliation

File direct with Cocoa Code Enforcement and Florida law puts your name and address on the complaint. That record is public under Chapter 119.

Who Handles It

Inside Cocoa: Cocoa Code Enforcement. Unincorporated Brevard: Brevard County Code Enforcement (Code Compliance), Planning and Development Department. Other cities run their own desks.

Agent Filing Rules

We file under our name with the desk that owns the address. If that shop bounces a third-party complainant, that filing does not sit there.

How It Works

Address first. Cocoa or Brevard County second. Then we file.
How This Works

"SNITCH cuts through red tape—handling your code complaints professionally, safely, and always in compliance with Florida law.
- Chaz Stevens, Chief Snitch

We file the real ones.
We reject the rest.

City code. Not a grudge.

Every submission is checked against the Cocoa code, including Chapter 6, Article III, Property Maintenance Standards. Hearsay, neighbor wars, and junk filings do not go out. A false complaint is on the client.

Issues Cocoa highlights: foreclosed/abandoned property registration ($200 fee), temporary storage units (30 days, two placements a year), grass and weeds over 12 inches, and mobile vendors.

FL SB 60

Why It Matters

SB 60 DID NOT END COCOA COMPLAINTS

Florida law requires a name and address before most code investigations start. File direct with Cocoa Code Enforcement and that name is public. SNITCH files as complainant of record.

Compliant filing. Our name on the paper.

See something. File it without becoming the file.

FAQS

Who handles code enforcement in Cocoa?

The City of Cocoa Code Enforcement Division, part of Community Services. Call (321) 433-8508. Online, use Code Enforcement Complaint Form.

Is my address Cocoa or Brevard County?

Cocoa handles addresses inside its city limits. Unincorporated Brevard goes to Brevard County Code Enforcement (Code Compliance), Planning and Development Department at (321) 633-2086. A Cocoa mailing address is not always inside the city.

Can I park my RV or boat in my driveway in Cocoa?

Cocoa's code enforcement FAQ says RVs, campers and boats may be parked forward of the front building line only if they are no longer than 22 feet and sit within the paved driveway, not extending into the public right-of-way.

Can I report a code violation in Cocoa anonymously?

Not to the city. Since July 2021, Florida law requires a complainant’s name and address before most code investigations. SNITCH is not anonymous either: we file under our own name as complainant of record, so yours stays off the complaint.

What happens if a violation is not fixed?

Unresolved Cocoa code cases go before the Code Enforcement Board. The Code Enforcement Board meets the third Thursday of each month at 6 p.m. in the City Council Chambers, City Hall, 65 Stone St.

Is my name on the complaint? What if a desk will not take an agent filing? Our FAQs answer both.
