When the house next to your listing has a green pool, a yard full of junked cars, or a derelict structure, every showing pays for it. SNITCH files the code complaint as complainant of record. Our name and business address go on the filing, so a public-records request returns SNITCH's information, not your seller's and not yours.

That changes who appears on the record. It doesn't eliminate exposure. We file on conditions at neighboring properties, never on a competing listing.

When the Problem Is Next Door

WHEN AGENTS CALL US

  • A neighboring property's condition is costing your listing showings and offers.
  • Your seller can't file without starting a fight with someone who'll still live next door after closing. Under SB 60, the complainant's name goes on the record.
  • You can't file either. It puts your name on a public complaint in a neighborhood you sell in.

SNITCH files as complainant of record, so the public record points to us. Your seller is our client: you refer, they order. We file on physical conditions, not disputes, and we decline anything that reads as retaliation.

HOW IT WORKS

Your seller submits the address, photos, and a description through our form, and pays at submission.

Step 2: We Verify
We confirm the jurisdiction accepts an agent-filed complaint and that the condition is a fileable violation. If it won't, you get your money back.

Step 3: We File and Follow Up
SNITCH files under our name, tracks the case, and sends status updates until it closes or reaches a hearing.

Know the Timeline

Code enforcement runs on the city's schedule, not your listing's. Notice, compliance period, and sometimes a magistrate hearing can take months. We get the condition on the record and keep it moving. We can't promise it's fixed before your next open house.
