How We File
SNITCH files as complainant of record, under our name and business address. Your name and contact information do not appear on the complaint, and we don't tell the agency a client is involved.
That reduces your exposure under Chapter 119. It doesn't erase it. Each Florida city and county handles complaint records its own way, and a court order can compel us to disclose who hired us. We comply with the law, and we won't pretend otherwise.
Your Facts, Your Responsibility
We confirm a complaint describes a fileable violation and that the jurisdiction accepts our filing. We don't inspect the property or verify your photos. Knowingly false reports carry civil and criminal consequences under Florida law, and that responsibility is yours.
Conditions, Not Conflicts
We file on physical conditions, not people. A rental with no working smoke detectors is a condition. A security-deposit fight is a dispute. We decline disputes, feuds, and anything that reads as retaliation.
Emergencies Go to 911
Gas leak, collapsing structure, fire hazard: call 911 now. SNITCH handles non-emergency code complaints only.
